San Luis Square Mixed-Use Development
On March 5, 2018, the Architectural Review Commission approved a new mixed-use project located at 570, 578 & 590 Marsh and 581 Higuera Streets. The project site includes the former site of Foster’s Freeze. The project was originally submitted in 2015 and has been modified and refined to become a dynamic, new, mixed-use, in-fill project within the Downtown Core.
The project includes three, four-story structures with ground floor retail and upper floor residential and hotel uses, a public plaza and pathways, a pedestrian connection through the project between Marsh and Higuera Streets, and an on-site, two-level underground parking garage. The buildings are designed to include historic and classic architectural features and details with contemporary architecture.
Specifically, the project includes:
- Approximately 20,000 square feet of commercial/retail spaces on the ground floor;
- 63 Residential units (23 one-bedrooms and 40 studios);
- 36 hotel rooms;
- A two-level underground parking garage with 136 spaces; and
- Outdoor seating areas, arcades, and a plaza.
The project is envisioned to be an active space with a marketplace, restaurants, residential activity as well as a hotel for visitors.
