The City of San Luis Obispo's Zoning Hearing Officer will hold a public hearing at 2:30 p.m. or later on Friday, October 3, 2014, in the Council Hearing Room (Room 9), at City Hall, 990 Palm Street, to consider the following:

1.    1267 Fredericks Street.  USE-0038-2014; Request to allow a high-occupancy residential use for seven persons where otherwise a maximum of five persons is allowed, on a potentially-Contributing historic property in the Medium Residential (R-2) zone, including a categorical exemption from CEQA; R-2 zone; SLOCA LLC, applicant.  (Kyle Bell)

2.   2885 S. Higuera Street.  A 35-14; Request to establish an office use in the C-S-S zone including a categorical exemption from CEQA.  An existing warehouse will be modified to accommodate 35,286-square feet of office space, and a 143-space parking area will be developed; Mike Kyle, applicant.  (Walter Oetzell)

PLEASE NOTE:  Any court challenge to the actions taken on these public hearing items may be limited to considering only those issues raised at the public hearing described in this notice or in written correspondence delivered to the City of San Luis Obispo at, or prior to, the public hearing.

Any decision of the Hearing Officer is final unless appealed to the Planning Commission within 10 days of the action.  Any person aggrieved by the decision may file an appeal. Appeal forms are available in the Community Development Department or on the City’s website (  The fee for filing an appeal is $273 and must accompany the appeal documentation.
