Located amid a bustling downtown and the hotel/motel district, as well as a direct connection to both Highway 101 and Cal Poly University, the Upper Monterey Corridor maintains its own character while also acting as a transitional area between many distinct spaces in the city.

The General Plan calls for a mix of land uses to create a vibrant, compact, mixed use community that will compliment the uses in the downtown, while enhancing linkages with other portions of the city. A blend of residential, office and commercial uses will be encouraged as well as opportunities for alternative modes of transportation such as walking, biking and transit.

By taking advantage of compact building design and creating a range of housing opportunities and choices, the plan calls for walkable communities that foster a distinctive, attractive character and a strong sense of place. Additional protections are in place in sensitive habitat areas and adjoining residential neighborhoods along San Luis Creek.
